$38 MILLION DEVELOPMENT PLANNED FOR EVANSVILLE’S PROMENADE DISTRICT

The Republic to bring apartments, premier amenities, and commercial space to fast-growing district

Evansville, IN – The City of Evansville, Bowen Capital, Goodin Development, and other regional partners announced plans for The Republic, a new $38 million mixed-use development located in Evansville’s thriving Promenade district. The project includes premium market-rate apartments and commercial space, including an outdoor dining patio. The Republic will include high-end amenities designed to enhance connectivity, walkability, and lifestyle within the growing district.

“The Republic is exactly the type of transformational development envisioned for the Promenade district,” said Stephanie Terry. “As Evansville continues to grow, projects like this help expand housing options, attract new residents and talent, and create the kind of vibrant, walkable places that strengthen quality of life and support long-term economic growth.”

Plans for The Republic include two four-story buildings with 153 one- and two-bedroom Class-A apartments alongside 3,159 square feet of commercial and restaurant space. Designed with modern living in mind, the community will feature premier interior finishes including quartz countertops, stainless steel appliances, tile kitchen backsplashes, tile shower surrounds, full-size washers and dryers, oversized windows, and large balconies or patios in every apartment home.

Positioned within the heart of the Promenade district, the project will offer direct access to restaurants, shopping, trails, and entertainment destinations, further enhancing the district’s pedestrian- and bike-friendly environment. Residents of The Republic will also enjoy a resort-style amenity package that includes a pool, plaza with BBQ grills and firepit, rooftop patio, rooftop work-from-home lounge, fitness studio, pet spa, indoor bike storage, and poolside café lounge.

Project partners include the City of Evansville, the Indiana Economic Development Corporation (IEDC), and the Southwest Indiana Regional Development Authority. The City of Evansville is contributing Tax Increment Financing (TIF) to support the development, while the IEDC and Southwest Indiana RDA awarded READI funding to help advance the project.

“The Republic is an exciting addition to the continued growth happening throughout the Promenade district,” said Beth McFadin Higgins, chair of the Southwest Indiana Regional Development Authority. “Projects like this create vibrant places that attract talent, support local businesses, and strengthen regional economic development efforts throughout Southwest Indiana.”

Bowen Capital will serve as the lead developer for the project. Construction timelines and additional leasing information are expected to be announced at a later date.
